Insomnia Cookies Enters Louisiana Market

Renovations are underway on a space at 128 W. Chimes St. formerly home to a gelato shop in order to make way for Insomnia Cookies, a national late-night bakery chain with plans to open its first Louisiana location within the first quarter of this year.

Justin Langlois with Sperry Van Ness | Graham, Langlois and Legendre, and Austin Lavin with Corporate Realty, brokered the lease Langlois represented the landlord, and Lavin represented the tenant.

The space is 1,500 square feet, Langlois says, and though the exact price of the lease is undisclosed, it will lease for the market rate of the area, which is between $18 and $22 per square foot.

Bacio di Roma, a local gelato shop, previously occupied the space. The business closed its doors last month after operating since June 2011.

“They were a great business, but this was a great opportunity for a landlord,” Langlois says. “That whole area, it’s so rare to have a vacancy. It’s where these national tenants want to be.”

Founded by a University of Pennsylvania undergraduate in 2003, Insomnia Cookies operates more than 50 locations, concentrated in the Northeast and Great Lakes region and often near college campuses. The business offers catering for meetings and late-night cookie delivery. Their offerings include a variety of cookies, brownies, ice cream and cold milk. —Kelly Connelly
