Searching for Baton Rouge Commercial Real Estate? Here’s How!

Buying or leasing commercial real estate is a huge undertaking and one that is full of risks, and huge rewards. Before you weigh the factors, do your due diligence, evaluate a property, secure financing and sign on the dotted line…you first need to FIND that perfect space.

The following guide will outline all of the available resources to help in your search for that perfect commercial real estate asset in Baton Rouge and beyond.

Get Online

It’s the first thing you do when you are searching for everything else in your life, so finding commercial real estate should be no different. Though there are many options, the top CRE search portals include Commercial Search,, LoopNet and CoStar Showcase. Though be advised, when using these national listing platforms, the information is not regularly updated, so many of the assets shown have oftentimes expired, been sold or leased.

A way to circumvent this issue is to search using local real estate office listing portals. SVN/Graham, Langlois & Legendre utilizes a searchable listing platform called BuildOut that aggregates current Baton Rouge commercial real estate and is always kept up-to-date.

Get Out There…Literally

searching for baton rouge commercial real estateWhen searching for CRE remember the old adage, “location, location, location,” and there is no better way to know if an asset is right for your needs than staring it in the face. Often times you can view photos of an asset, its location on a map and a well-written description, but seeing it in person can sometimes provide a harsh reality check if it’s not what you expected.

There are many apps out there that will populate commercial real estate availabilities based on your location (literally as you are driving around), giving you the efficiency to weed out or add assets to your list.  Our favorite is SVN-Connect, a free app from Sperry Van Ness that populates real-time CRE listings in your area along with other helpful tools like mortgage and investment calculators. For Apple devices, you can download the SVN-Connect app in the iTunes store here; and for Android users, you can download it in the Google Play store here.

Get a Baton Rouge Commercial Real Estate Professional

While the websites and apps we offered up are great ways to find CRE space, the best and most thorough list of available assets can only be obtained by working with a licensed real estate professional. Licensed CRE Brokers have access to the MLS (multiple listing service), thereby having access to the most comprehensive and current database of Baton Rouge commercial real estate listings.

They can search for assets based on your specific parameters for price, area, square-footage, use and much more. Although it’s great to do things yourself, save the time and effort and hire a CRE Broker who can help save headaches and match you with the space you were always meant to occupy. If you’re interested in getting more information about finding some good Baton Rouge commercial real estate, we would be more than happy to help you out, or give additional advice. Just let us know!
